Parade of Homes | 108 Hudson St.

Hi Folks! There is soooooooo much going on this month as far as events. We at Modern Asheville Real Estate are trying to keep up. Between AIA Lectures, the Flea for Y’all, Blue Ridge Pride and another Modern Mixer on our calendars we are booked. Included in that is the upcoming Builder’s Parade of Homes over the next two weekends. The Modern Asheville team will be hosting, along with Greg McGuffey, Earthtone Builder’s newest construction at 108 Hudson St in West Asheville.108 Hudson St Asheville NC-small-001-73-Front of Home-666x445-72dpi

The 1480 sqft, 3 bedroom and 2 bath home is a rare one-level, new build home for West Asheville which is what most of our clients are looking for as they age in place over time. The quality, green home Greg thoughtfully designed is earth friendly, light, airy and low maintenance which will keep it low-cost and 108 Hudson St Asheville NC-small-014-45-Kitchen-375x500-72dpisustainable. The completed home will be Near Net Zero and come with a NC Green Built Gold Certificate. In detail, it features concrete floors with radiant heat, concrete counters, vaulted ceilings, bonus loft, stainless appliances and fixtures and topped off with a galvanized metal roof and 5Kw grid-tied solar system. It should be a home our client can live easily and lightly in for decades to come.

You can visit the home, meet Greg and catch up with us over the next two weekends from 1pm to 5pm each weekend day. Or take the tour here. And stay tuned for Modern Mixer details to come. Cheers!

Monday’s Modern Asheville Home

Wilson Architect’s Cool Crafted Nest in Kenilworth | This past week we met up with architects Aaron and Calder Wilson to see their latest project nearing completion. The 2700 sqft, 3 bedroom, Kenilworth home was designed for an artistic client relocating to Asheville. The requirements were a simple construction that was clean, low maintenance and designed to have an intimate relationship with the trees on the property. FrontThe exterior of the home remains minimal in expression. A composition of boxes express volumes of living spaces while entries are carved out both transitioning and giving clues to the interior beyond.

Upon entry your eyes are immediately drawn to the towering living room windows that frame nature much like Mondrian would have done. Past that the layered interior unfolds like a stage set.Dunkirk Comp Entry The open master bedroom loft suspends over the clean, modern kitchen supported by rhythmic steel and wood. Further beyond an industrial garage door opens to the exterior bringing nature into the owner’s work space. The simple, yet rich, interior blends three materials: steel, white walls and wood harvested from the property; both maple for cabinets and oak for flooring.

The master suite loft is accessed by floating wood stairs on steel to keep the home open and flowing. Likewise, the modern spa-like master bath is anchored by a bathtub that was required to be floating in the trees for the owner. Dunkirk Master Comp

Bob Callahan of BuiltSmart builders crafted the home with his team. Bob, who builds only one home per year, was a key partner in flushing out details and enhancing the design of the home. The building envelope was framed with 8″ SIPs panels making it super insulated. Bob states the home will have a Hers Score of 55 when completed given the overall efficiency. This means the home will be almost 50% more efficient than others in the US.Wilsons

Overall, the home’s simple appearance masks the sophisticated design thought behind the construction which is one of the cool aspects of modern design. The Wilson’s, who helped steward HGTV’s Urban Oasis into reality, have mindfully molded a light stage for living freely while creating and having a daily conversation with the trees. What else could one ask for from a modern nest in Asheville? Cheers to Calder and Aaron!

We love the articulation of the I-Beams contrasting cool steel with warm woods while exposing the simple structural components that happen to outline the quintessential symbol of house throughout the upper floor. Designing Our Future | Architecture At Home In It’s Community

Screen Shot 2015-06-21 at 2.27.20 PMContinuing on this series inspired by the new construction going on in Asheville, I’m posting a new seven minute video I watched today from an architect working in Africa and how he draws from the surrounding community to create designs for new public buildings. Please watch or click on link if it doesn’t show.

As a designer, realtor and resident of Asheville I’m conscious of the changes occurring with our built environment. Kelly, myself and our chosen families frequently witness discussions by both designers and citizens regarding the new hotels, apartments and commercial structures that are stamped out and replicated here identical to other cities. What do these new constructions say about Asheville that is different than Charlotte or Tampa as examples?Asheville Bad Comp

We moved here because Asheville is incredibly rich in geography, history, spirituality, creative talent, environmental consciousness and an independent desire to do things differently. I wonder what our buildings could be doing that help steward our town into its own future inspired by what is here and what is important to our community today and for the future. Think about it. Cheers!

Hudson St Home | Project Update

IMG_8381Kelly and I stopped by to see how Earthtone Builders were doing on the new home construction we sold for them. The low maintenance, energy-efficient, one level 3 bedroom home will, also, be home to one of our buyer clients this fall. The concrete slab with radiant heat floors is in place along with walls and roof trusses as they proceed to wrap the exterior. Kelly and I both thought the scale of the spaces was a great balance between large and open while remaining simple and efficient. Stay tuned for monthly updates on this one. Cheers!IMG_8379
