Hi Folks! There is soooooooo much going on this month as far as events. We at Modern Asheville Real Estate are trying to keep up. Between AIA Lectures, the Flea for Y’all, Blue Ridge Pride and another Modern Mixer on our calendars we are booked. Included in that is the upcoming Builder’s Parade of Homes over the next two weekends. The Modern Asheville team will be hosting, along with Greg McGuffey, Earthtone Builder’s newest construction at 108 Hudson St in West Asheville.
The 1480 sqft, 3 bedroom and 2 bath home is a rare one-level, new build home for West Asheville which is what most of our clients are looking for as they age in place over time. The quality, green home Greg thoughtfully designed is earth friendly, light, airy and low maintenance which will keep it low-cost and sustainable. The completed home will be Near Net Zero and come with a NC Green Built Gold Certificate. In detail, it features concrete floors with radiant heat, concrete counters, vaulted ceilings, bonus loft, stainless appliances and fixtures and topped off with a galvanized metal roof and 5Kw grid-tied solar system. It should be a home our client can live easily and lightly in for decades to come.
You can visit the home, meet Greg and catch up with us over the next two weekends from 1pm to 5pm each weekend day. Or take the tour here. And stay tuned for Modern Mixer details to come. Cheers!

Kelly and I stopped into Dwellings today following our monthly partner lunch. We always enjoy visiting. With a warehouse big enough for roller skates one can browse endlessly through room vignettes of both rustic and modern furnishings for every room in your house. As always, they feature furnishings with clean lines and warm textures. So, if you are looking for modern furnishings you can cuddle up with or that wear like your favorite pair of slippers make it your next destination. Cool has never been so comfortable. Cheers!
Wilson Architect’s Cool Crafted Nest in Kenilworth | This past week we met up with architects Aaron and Calder Wilson to see their latest project nearing completion. The 2700 sqft, 3 bedroom, Kenilworth home was designed for an artistic client relocating to Asheville. The requirements were a simple construction that was clean, low maintenance and designed to have an intimate relationship with the trees on the property. The exterior of the home remains minimal in expression. A composition of boxes express volumes of living spaces while entries are carved out both transitioning and giving clues to the interior beyond.
Upon entry your eyes are immediately drawn to the towering living room windows that frame nature much like Mondrian would have done. Past that the layered interior unfolds like a stage set. The open master bedroom loft suspends over the clean, modern kitchen supported by rhythmic steel and wood. Further beyond an industrial garage door opens to the exterior bringing nature into the owner’s work space. The simple, yet rich, interior blends three materials: steel, white walls and wood harvested from the property; both maple for cabinets and oak for flooring.
The master suite loft is accessed by floating wood stairs on steel to keep the home open and flowing. Likewise, the modern spa-like master bath is anchored by a bathtub that was required to be floating in the trees for the owner.
Bob Callahan of BuiltSmart builders crafted the home with his team. Bob, who builds only one home per year, was a key partner in flushing out details and enhancing the design of the home. The building envelope was framed with 8″ SIPs panels making it super insulated. Bob states the home will have a Hers Score of 55 when completed given the overall efficiency. This means the home will be almost 50% more efficient than others in the US.
Overall, the home’s simple appearance masks the sophisticated design thought behind the construction which is one of the cool aspects of modern design. The Wilson’s, who helped steward HGTV’s Urban Oasis into reality, have mindfully molded a light stage for living freely while creating and having a daily conversation with the trees. What else could one ask for from a modern nest in Asheville? Cheers to Calder and Aaron!

Check out the latest photos from Carlton Architecture on this contemporary mountain home they are constructing at Balsam Mountain Preserve. We love the articulation of the I-Beams contrasting cool steel with warm woods while exposing the simple structural components that happen to outline the quintessential symbol of house throughout the upper floor. Very cool! To see more photos go here.

Continuing on this series inspired by the new construction going on in Asheville, I’m posting a new seven minute video I watched today from an architect working in Africa and how he draws from the surrounding community to create designs for new public buildings. Please watch or click on link if it doesn’t show.
As a designer, realtor and resident of Asheville I’m conscious of the changes occurring with our built environment. Kelly, myself and our chosen families frequently witness discussions by both designers and citizens regarding the new hotels, apartments and commercial structures that are stamped out and replicated here identical to other cities. What do these new constructions say about Asheville that is different than Charlotte or Tampa as examples?
We moved here because Asheville is incredibly rich in geography, history, spirituality, creative talent, environmental consciousness and an independent desire to do things differently. I wonder what our buildings could be doing that help steward our town into its own future inspired by what is here and what is important to our community today and for the future. Think about it. Cheers!
Check out this concept for a contemporary mountain home from our friends at Samsel Architects. The home blends minimal and clean lines with a site appropriate layout for a typical Asheville homesite. For the full story go here. Enjoy!

Zen and the Art of Fine Home Living
“It’s the sides of the mountain which sustain life, not the top.”
This quote by Robert M. Pirsig from Zen and the Art of Motorcycle Maintenance offers the spirit behind this hand crafted, artful and life enriching home nestled into the mountainsides of Waynesville. Similar to a Swiss watch or British sailing boat you won’t find a more finely tuned and thoughtfully detailed home. The warm and gentle environment hugs you while the engineering comforts you with a lifetime of security and low maintenance living.
Designer Traci Kearns mindfully refined the interiors to balance openness with intimacy and a warm palette with cool detailing. The interior gently steps outward into the landscape cultivated to welcome wildlife and nurtured by a cascading waterfall just off your outdoor living space. This enlightened and heirloom worthy home is one that you or your family can escape to for generations of relaxed moments and memories.
It is here where you can enjoy both the journey and the destination.
The 3 bedroom, 2 1/2 bath, 2517 sq ft green home built in 2009 is not on the MLS, but offered as an exclusive pocket listing by Modern Asheville Real Estate. Call Kelly or Troy for a detailed package on its numerous quality features, pricing and showing instructions. Contact us at firstname.lastname@example.org or 828.552.4811. In the meantime take the full tour here. Cheers!
There are more and more modern homes being built here in Asheville. Though we keep tabs on most there may be some we miss and we welcome your help. From designers to neighbors, please feel free to send us information as you find it. Until then continue to visit our pinterest page here. Have a good week out there. Cheers! Kelly and Troy
Kelly and I stopped by to see how Earthtone Builders were doing on the new home construction we sold for them. The low maintenance, energy-efficient, one level 3 bedroom home will, also, be home to one of our buyer clients this fall. The concrete slab with radiant heat floors is in place along with walls and roof trusses as they proceed to wrap the exterior. Kelly and I both thought the scale of the spaces was a great balance between large and open while remaining simple and efficient. Stay tuned for monthly updates on this one. Cheers!

Kelly and I were showing a real estate client some mid-century homes in south Asheville yesterday and stopped by to take a quick peek at Roost’s most recently completed project. This modern home reinterprets the ranch home for today.

Size: 3012 sqft
Amenities: 3 Bed + 2.5 Bath + Views + Green
Kelly and I will touring this home today with the owners. I recall when my friend Anthony Brenner was consulting on this house regarding green technologies and construction, but I did not get to see it while it was being built in 2010. It is one of the more green and non-toxic homes in the area.
Here is how the listing agent describes it: Contemporary beauty joins innovative green technology for stunning results. Mountain views, private setting, 5.8 miles to downtown. Gracious open spaces, gourmet stainless steel kitchen with extra storage, large pantry, expansive master suite with big custom closets, gorgeous master bath w/walk-in shower. Covered stone patio for entertaining, two decks, and raised bed gardens. 14ft ceilings, dozens of windows bring in the light and nature.
Give Kelly or myself a call if you would like us to show you this home.

Incredible views and modern living combine to create a sexy, new escape in the mountains. The community of Ciel which offers mountain and city views of Asheville is breaking ground on a dramatic new contemporary spec home. Designed by Hunter Paul Coffey of Boone, NC, this 3500 sq/ft, 4 bedroom, 3.5 bath home will combine both earthy and modern materials to fully dramatize Ciel’s tagline “Feel the earth. Touch the sky”
As you enter the front door you cross an interior bridge that focuses your view directly on Mt. Pisgah. The main level splits to feature all your open living spaces on one side and a grand master suite on the other. For those who want one level living this floor has everything you need to accomodate. For those who need more you can descend to the lower level to find another family room with fireplace and 3 bedrooms/offices that all have views.
The exterior will be finished off with cedar siding in both 1 x4 and 1 x 10 sections along with areas of dry stacked stone. The roof will be wide standing seam. The transitional glazing from inside to outside will be made with Lincoln “Touch” windows. The foyer will will have a retractable glass wall to the outide deck with fireplace.
The interior will feature oak flooring throughout and custom walnut cabinets. Lux is doing the lighting design and fixture specifications.
As with all Ciel homes this contemporary will be NC HealthyBuilt. It will include features such as Low E glass, passive solar considerations, rain water retention and a gravel drive. The house will sell for 1.6 million when completed. Stay posted as I will be posting updates on the construction of this home.
